What moss is actually doing up there
Almost every call starts with how the roof looks, and the appearance is the smaller half of it. Growth holds water against the covering long after the rest of the roof has dried out.
The north slope goes first
One side of the roof is green and the other is not. Shade is the whole explanation — a slope that never sees direct sun between October and March does not get the chance to dry out.
Growth lifts the courses
Moss spreads sideways as much as it spreads out, working into keyways and under butt edges. As the mat thickens it lifts what it is growing under, and water follows it in.
The granules go with it
On an asphalt roof the mineral surface is the wearing layer. Growth sitting on it wears it thin, which is why a cleared roof often shows a pale patch exactly where the moss used to be.
Nobody sees the bottom courses
The strip just above the gutter sits at the end of every drainage path and stays wet longest of anything up there. It is also the one part of a roof invisible from the ground.

We price the covering
Cedar, asphalt and concrete tile are three different jobs. Covering, pitch, height and how far it has spread all set the figure.
The growth comes off
Lifted by hand and worked down the slope, valleys and lower courses first, and every bag of it leaves the property with us.
You hear what we found
Thinning granules, soft shake butts, a valley still damp on a dry day — you get told plainly, with nothing attached.
