Sidney is the exception on this list. Almost everywhere else we work, the story is shade — a slope under a fir that never dries out. Sidney has comparatively little of that.
The town is flat, open and close to the water, with far less mature canopy than Gordon Head or Central Saanich. Roofs here get sun and get wind, and both of those dry a slope out between rains. The heavy, deep moss mats that come off an inland roof are much less common.
What replaces them is a different growth entirely.
Algae, not moss
The dark vertical streaking that runs down a lot of Sidney roofs is algae. It is flat, has no structure or depth, and it spreads in runs following the water path down the slope rather than in patches.
Practically, it behaves nothing like moss. It is not holding significant water against the covering, it is not lifting courses, and it is largely a cosmetic problem. It also comes off much more easily and comes back much faster — a roof cleared of algae in an exposed spot may show it again within a couple of years, and treatment does more here relative to the effort than it does on a heavy moss roof.
Being clear about which one you have matters, because they are priced differently and they justify different amounts of work. Sending a photo settles it in seconds.
Low pitch, and what it holds
The other Sidney characteristic is roof geometry. A lot of the housing here — post-war bungalows, the retirement and townhouse stock, newer low-rise — runs to shallow pitches.
A shallow roof does not shed. Whatever lands on it stays: dust, salt, airborne organic material, and whatever tree litter there is. Over a few seasons that becomes a thin damp layer across the surface, and that layer is the starting condition growth needs. It is why a Sidney roof with almost no shade over it can still be green along the low edge and around anything that interrupts the flow of water.
Vents, skylight kerbs and the upslope side of any penetration are the places to look on a roof like this.
Salt and metal
Being this close to the strait shows up on metal before it shows up on anything else. Flashings, fasteners, drip edges and gutters take more wear here than they do inland, and on an older roof that is often the part with the least life left.

Blocks and shared roofs
A good share of Sidney is townhouse rows and low-rise strata, particularly in and around downtown. Those get handled the way any block does — access, parking and resident notice arranged before we arrive, and a written account afterwards that a council can file.

The growth comes off carefully
Moss is lifted and brushed off the surface, not driven off with pressure.
We work down the slope so nothing is pushed under the courses, keep the run of water in mind the whole time, and take care around whatever is planted below.

Moss removal in Sidney — questions
Is moss less of a problem in Sidney?
Heavy moss, yes — there is far less mature canopy here than inland, so fewer roofs spend the winter in shade. What Sidney gets instead is algae streaking on the exposed slopes, which is a different growth and a different job.
What are the dark streaks running down my roof?
Almost always algae rather than moss. It is flat, has no depth to it, and runs in vertical streaks down the slope. It is mostly a cosmetic problem, it comes off more easily than moss, and it comes back faster.
Why do the low-pitch roofs here need doing more often?
A shallow roof holds what lands on it rather than shedding it. Even without much tree cover there is enough airborne material to build up a thin damp layer, and that is all growth needs to start.
Do you work on the townhouse and condo blocks?
Yes. There is a lot of low-rise and townhouse stock in and around downtown Sidney, and it is scheduled around residents and parking the same way any block is.
Does the salt air affect the roof?
