Langford is the newest housing we work on and the tallest, and it upends the assumption most people arrive with: that moss is a problem of old roofs.
A great deal of this area went up in the last twenty years, much of it three storeys, with the steep modern pitches that came in with current building practice. The roofs are young. The trees around them are not.
Second-growth fir does the work
The West Shore is second-growth Douglas fir, and it is dense. Development here has largely been built into it rather than clearing it, which is a good part of the appeal — and it means a lot of new roofs sit directly under mature conifer.
Fir drops needles year-round, not in one autumn burst. On a roof they mat together into a felt-like layer that holds water at the surface exactly the way a sponge would. Once that layer exists, growth starts in it regardless of how new the shingles underneath are.
That is the whole explanation for the question we get asked most often here: the house is ten years old, why is the roof green. The answer has nothing to do with the house.
Steep pitches cut both ways
The modern pitches on these homes are genuinely better at shedding than the shallow post-war roofs inland. Water runs off, needles are more likely to slide clear, and slopes dry faster between rains. All else equal, a Langford roof carries less growth than a Gordon Head roof of the same age.
The trade-off is that all else is not equal, because the roof is also three storeys up on a pitch that takes real setup to work safely. Height and pitch are the two things that move a Langford estimate, and neither of them has anything to do with the amount of moss.
Where it does collect
Even on a steep roof, growth finds the places where water and debris slow down.
Valleys, first and always. The upslope side of skylights and vents, where a kerb interrupts the flow and needles pile against it. The bottom two or three courses above the gutter, which are shaded and stay wet longest. And the lower roof over a garage or a bay, which sits under the run-off from the main roof above and takes both the water and everything it is carrying.
Those are the parts of a Langford roof that are worth the visit. The big open faces are usually the least of it.
Set into slopes
Bear Mountain and the developments around it are built on grade. Drives run well above or below the entry, retaining walls take up the side of the lot, and the ground a ladder needs to stand on is not always where you would want it.
That is worth sorting out before the day rather than on it. A photo of the approach and the side of the house is enough.

The growth comes off carefully
Moss is lifted and brushed off the surface, not driven off with pressure.
We work down the slope so nothing is pushed under the courses, keep the run of water in mind the whole time, and take care around whatever is planted below.
You hear what the roof told us
Standing on a roof shows you things the lawn never will.
A course lifting at the edge, a valley holding damp long after the rest has dried, granules already thin where the growth was heaviest. You get that plainly, with nothing attached to it.

Moss removal in Langford — questions
My house is only ten years old. Why is there moss on it?
Age has very little to do with it. Second-growth fir drops needles onto the roof year-round, the needles mat down and hold moisture, and growth starts in that layer. A new roof under heavy fir will show growth sooner than an old roof in the open.
The roof is three storeys up. Is that a problem?
It is a setup and safety question rather than a technical one. Height changes the equipment and the time and it is priced accordingly, but it does not change how the growth comes off.
Are steep modern pitches easier or harder?
Better for the roof, harder for us. A steep pitch sheds water and debris well, so there is often less growth than on a shallow roof of the same age. Working on it takes more setup.
What about the newer strata and townhouse developments?
Same approach as any block: access, parking and resident notice arranged first, then the work, then a written account for whoever holds the maintenance file.
Do you get out to Bear Mountain and Westhills?
Yes. Those are among the tallest houses we work on, often set into slopes with the drive well below or above the entry, so the ladder route takes some working out beforehand.
